What is included in a self-storage facility preventive maintenance inspection?
A Storage Maintenance Specialists preventive maintenance inspection covers all primary systems: gate operators including cycle test, lubrication, chain tension, and safety systems; access control including keypad function, controller health, and wiring; security cameras and DVR/NVR including image quality, recording verification, and hard drive health; and a sample inspection of facility roll-up doors covering spring tension, track alignment, seal condition, and hardware. Findings are documented with photos and flagged as follow-up quotes if repair is needed.
How often should a self-storage facility have preventive maintenance performed?
Annual preventive maintenance is the minimum for self-storage facilities. Semi-annual service in spring and fall is recommended for high-traffic facilities or facilities in markets with extreme weather cycles. Spring service addresses winter damage and prepares systems for high-activity summer months. Fall service prepares gates, doors, and electrical systems for cold weather operation.
What is the difference between the Basic and Premium Service Agreement?
The Basic Service Agreement at $600 per year includes one full-system inspection per year and priority scheduling — next available service appointment. The Premium Service Agreement at $1,200 per year includes two inspections per year in spring and fall, priority scheduling, a 10% discount on parts at invoice, and remote support priority. Labor is billed at the standard rate card under both tiers.
Does a service agreement cover repair costs at my storage facility?
No. The SMS Service Agreement covers scheduled inspections and priority scheduling access — it is not a warranty or repair coverage program. If repair items are found during an inspection, they are quoted separately at the standard rate card. The value of the program is catching failures before they happen and receiving priority response when service is needed.
What does preventive maintenance actually prevent at a self-storage facility?
Documented failure modes prevented by annual maintenance include gate operator chain failure caught through tension inspection, DVR hard drive failure caught through health monitoring before recording stops, roll-up door spring failure caught through tension inspection of worn coils, access control communication failures caught through board and wiring inspection, and loop detector degradation caught through sensitivity testing. The cost of a failed gate at peak hours typically exceeds the annual agreement cost.
How do I enroll my storage facility in a service agreement with SMS?
Submit a site review request at storagemaintenance.com/assessment or call (317) 775-2372. We confirm your enrollment, send an annual invoice through our service portal, and schedule your first inspection upon payment. Priority status is active from the date of enrollment.
Can I enroll multiple storage facilities in the service agreement program?
Yes. Multi-facility operators can enroll multiple sites. Contact us directly at (317) 775-2372 or sales@storagemaintenance.com to discuss multi-facility enrollment options. Each facility is enrolled as a separate agreement at the applicable tier.
What happens when my service agreement expires?
Storage Maintenance Specialists contacts you 60 days before your agreement expiration to confirm renewal. If you renew, your agreement dates are updated and your next inspection is scheduled. If you do not renew by the expiration date, your account is returned to the standard scheduling queue. Lapsed customers are eligible to re-enroll at any time.
Does SMS provide emergency service for storage facilities outside of a service agreement?
Yes. Storage Maintenance Specialists provides service to non-agreement customers on a standard scheduling basis. Service Agreement customers receive priority scheduling — next available appointment ahead of the standard queue. For facilities with a gate stuck open or a security-critical failure, call (317) 775-2372 directly.
Why should I choose a preventive maintenance program over calling for repairs as needed?
Reactive maintenance has three costs that preventive programs eliminate: emergency service premiums, lost revenue during downtime when tenants cannot access their units, and accelerated system wear from unaddressed minor failures. For a storage facility operator managing multiple sites or planning to scale, a maintenance program also creates a documented service history that has value in a facility sale or insurance audit.
