Gate Down

Storage Facility Gate Won’t Open

A gate that won’t open locks tenants out. A gate that won’t close leaves the property open. Either way it’s the first thing to fix. SMS repairs self-storage entry gates and operators every week, and has worked on storage facilities since 1997.

Likely causes

What usually causes it.

  • Power or operator failure. Tripped breaker, blown fuse, failed control board, or a burned-out motor. Storms and power surges are common triggers.
  • Access control isn’t sending the open signal. The keypad or reader accepts the code but the operator never gets the command. Wiring, relays, or the access software can be the cause.
  • Loop or safety sensor problem. A damaged vehicle loop or a blocked or misaligned photo eye can hold the gate or stop it mid-travel.
  • Gate off track or physically damaged. A vehicle strike, worn wheels, a broken roller, or a failed weld can derail a slide gate. Don’t force a derailed gate. It is heavy and can fall.
  • Limit or settings out of adjustment. The operator stops short, reverses, or won’t start after a reset.

How SMS fixes it

Find the real cause. Fix it.

We test power, the operator, access control signal, loops and sensors, and the gate itself, so we find the real cause instead of resetting it and leaving. Repair first when it makes sense. Replace when that is the practical path. If the gate is down or the property is open, tell us in the request so we can prioritize it. Same Day Dispatch in Indiana; scheduled service in OH, KY, IL and MO.

Before we arrive

Safe checks.

Safe things you can check: confirm the breaker is on, and see if the keypad screen is lit. If the gate is off track, leaning, or making grinding noises, keep people and vehicles clear and leave the repair to a technician.

FAQ

Common questions.

Can you come today if our gate is stuck open?

Same Day Dispatch is available in Indiana; OH, KY, IL and MO get scheduled service. Submit a request with the address and say the gate is stuck open, and the office will confirm timing.

The keypad takes the code but the gate doesn't move. Is it the gate or the keypad?

It can be either, or the wiring between them. We test both sides so you don't pay for two vendors to guess.

Can tenants get in while the gate is down?

That's your site's call. Many managers hold the gate open manually or staff the entrance. Don't let anyone move a derailed gate.

Should we repair or replace an old operator?

If parts are available and the operator is sound, repair usually makes sense. If it keeps failing or parts are gone, we'll quote a replacement and tell you why.
